For example, being south of Hyde Park, closer to Harrods and Sloane Street, or in designated conservation areas can add a premium to what a property will let for. Rental properties that sit on the border of South Kensington and Belgravia have a more residential ‘village-like’ atmosphere.

Historic and recent data released by LonRes ranks Knightsbridge (grouped with Belgravia under postcodes SW1X and SW1W) as consistently commanding one of the highest average weekly rents across all prime London neighbourhoods. The neighbourhood in and around SW1 routinely outperforms general prime central London rental price averages due to high demand for ultra-prime super-luxury properties. LonRes’ latest rental dashboard highlights that prime central London’s lettings market has recorded significant growth and a noticeable turnaround, increasing from a 3.7% decrease earlier in 2026 to a robust annual rise of 5.3% by July–August 2026.

‘Across our prime lettings territory that includes the SW1 postcodes of Knightsbridge and Belgravia, we have seen average rental values climb to about 41% higher than pre-pandemic levels in 2017 –2019. Since the implementation of the Renters’ Rights Act in May 2026, we have seen some changes accelerate growth in rental supply. High-end neighbourhoods like Knightsbridge also have the advantage of more than 20% of rental properties achieving over £100,000 annually in lettings revenue, which are exempt from specific legislation within the Act.’

The demand for prime and super-prime rental homes in Knightsbridge is unwavering; it has always been recognised as one of the most desirable parts of London.

Current data on the cost of renting in Knightsbridge

According to data available from the ONS, between January and July 2026, the average monthly cost for renting in Knightsbridge and Chelsea stood at £3,629, reflecting a 0.8% increase compared to July 2025. However, rents vary significantly, from around £3,000 pcm for a one-bedroom apartment to £200,000 pcm in the exclusive One Hyde Park development. Property portal Zoopla produced its summer rental analysis providing a monthly average rental figure of £6,500 for a two-bedroom flat in the Knightsbridge neighbourhood.

What the Lettings experts say about renting in Knightsbridge and London’s prime neighbourhoods

‘Pricing varies according to building type, micro location – particularly for mews houses, square footage, and aspect; any roof terraces or outdoor space will always command a premium rental value when it comes to a mews property.

We’ve experienced a spike in the number of applicants registering, largely triggered by the introduction of the Renters’ Rights Act 2026 legislation. The new changes to the law mean tenants aren’t tied into a fixed term and have greater flexibility to move; consequently applicants are registering to look “opportunistically”.

With heatwaves becoming more frequent in the UK, air conditioning is increasingly valued by prospective tenants. However, quality of finish remains the deciding factor for most applicants, and well-presented properties are consequently letting the fastest.

Our advice to applicants is to be flexible on viewing times. We encourage all prospective tenants to view at once, if possible; that way, if competing offers come in, they are in a stronger position having seen the property. As landlords are unable to accept an offer over the asking price for Housing Act tenancies, it is now more of a first come, first served situation. A delay can mean people lose a property they set their heart on.’
