Advise all relevant utility providers of changes
Undertake to visit the property for the purposes of inspection and notify Landlord of the outcome
Arrange routine repairs and maintenance of the property, instructing approved contractors at the Landlords instruction
Hold keys throughout the Tenancy
Selective Licensing application including council visit and organisation of remedial works (+ material and contractor costs)

Collect and remit the rent received
Pursue non-payment of rent and provide advice on rent arrears actions
Provide Tenant with method of payment
Mid Tenancy Right To Rent Check
Deduct any Pre-Tenancy invoices as directed by the Landlord (see Sundry Charges for ‘Letting services’ Contracts)
Preparation & Service of Information Sheet – as per the Renters’ Rights Act 2025

Preparation and service of Section 13 ‘rent increase’ (Form 4A) notice incl. comparable, property details and local market context (see Sundry Charges for contested notice)
Notice advisory service to include pre-notice discussion and preparation of paperwork. The notice shall be served by an independent solicitor instructed by the Landlord under a separate agreement, with the associated fee to be paid directly by the Landlord.
