Bayswater’s large back garden

One of the great pleasures of renting in Bayswater is its proximity to both Hyde Park and Kensington Gardens, which give the neighbourhood its very own ‘back garden’. Acres of open green space sit right on the doorstep, offering an escape from the pace of city life: beautiful vistas, open-air events, friendly park cafés, dog walks, running trails, carefully tended landscaped gardens, and quiet spots to sit and unwind.

The Hyde Park Estate

The 90-acre Hyde Park Estate, located within Westminster’s Bayswater Conservation Area, is bounded to the north by Sussex Gardens, to the south by Bayswater Road, overlooking Hyde Park and to the east by Edgware Road.

Connaught Village

One of the focal points of the Estate’s prestigious neighbourhood is the affluent and vibrant Connaught Village, which offers a carefully curated selection of luxury independent shops, boutiques, and exceptional places to eat, drink, and relax. The village also hosts regular events that are open to both residents and visitors, including the ongoing Bonsai Treehouses Exhibition and the upcoming Connaught Village Art Month.

The Sanctuary of Mews

The Hyde Park Estate includes many mews streets enhancing its appeal to residents wanting the best of urban life balanced with living in a tranquil mews neighbourhood. Here, mews history runs deep. One of the last remaining riding stables are located in Bathurst Mews; horses and riders of all ages are seen riding out to and from the park on a daily basis, while the clattering of hooves along the cobbled mews is a familiar sound for locals.

Stay connected living in Zone 1

It’s also ideally placed for university students: Imperial College can be reached by tube, or on foot in around 20 minutes from the southern edge of Bayswater; University College London and King’s College London are under 20 minutes away by tube; and the London Business School is a 10-minute bus ride.

For younger children, several nurseries and Montessori schools are close by, including the Maria Montessori School on St Petersburgh Place, just off St. Petersburgh Mews.

Bayswater’s food scene: a feast for the soul

Whatever your palate, whatever mood you’re in, Bayswater’s rich food culture has something for everyone – from Cypriot cuisine at a local taverna on Hereford Road, near Inverness Mews, to flavoursome Malaysian food, authentic Levantine cooking, traditional Persian menus, and high-end Indian cooking. There’s plenty in between too, including village bakery-style cafés: the ever-popular Les Filles on Moscow Road serves some of the best all-day brunch in the area and is a firm favourite with residents of the pretty cobbled Chapel Side mews nearby.

Bayswater’s architectural landscape and the local lettings market

Families, professionals and international buyers alike are drawn to Bayswater’s neighbourhood atmosphere – the quality of local life, choice of modern amenities, and period architecture, all within easy reach of parks and gardens.

The local property market remains strong and consistent, driven by steady demand for homes in central London; its proximity to universities and central London jobs keeps rental demand high.

The entrance into Gloucester Mews West is hidden in a stucco building that also houses the Cleveland Arms pub in Bayswater.

This elegant neighbourhood is known for its distinctive stucco-fronted Victorian buildings, leafy streets, garden squares and graceful terraces. It also has a fair share of converted apartment buildings, flats and maisonettes – including some new-build options – plus a good choice of traditional mews streets, discreetly tucked away from the busier main roads.

When Mike Lurot, Sales Associate at Lurot Brand, was interviewed about London mews by James Fisher for Country Life, he spoke about Bayswater’s best-known mews:

Bathurst Mews is widely considered the neighbourhood’s prettiest with its cobblestones and floral displays. It’s probably the most famous in Bayswater, being home to one of central London’s last remaining riding schools,’ And ‘they are so private, you can put some tables and chairs out front, flowerpots, and so on. A lot of mews have an annual summer party as well.’

The pros of Property Management for landlords

Dawn Sparks MARLA, Head of Property Management, says:

Given that your property is probably your most expensive asset, for landlords it makes sense to delegate the responsibility to a highly experienced property management team. Many of our landlords want complete peace of mind, especially when they spend periods overseas or out of town, using a fully managed service is a practical and financially valuable solution.

Already, navigating over 180 complex UK housing regulations, landlords are now affected by The Renters’ Rights Act 2026. Since May, this has brought significant additional legal statutes for landlords, including stricter regulations, compliance and health and safety rules. Now, the challenging rental landscape demands an even greater need for expert property management to prevent massive fines.

When it comes to London mews houses, property management is even more important because as high-value investments, their unique architectural provenance requires specialised care. Owners and landlords must manage historic mews layouts dating back centuries, restricted conservation areas, listed status, and the upkeep of quirky features with structural maintenance such as old guttering to prevent water leaks and damage.

Tenants want to rent properties that are well-cared for. Over the years, we have cultivated strong relationships with long-standing tenants and our landlord clients. Based on knowing they can trust and rely on our service, for both parties it provides a stress-free situation. They know we are there for them 24/7, to handle out-of-hours emergencies, coordinate seamless tenancies, proactively carry out property inspections, stay on top of regular mews maintenance using our pool of vetted local tradespeople and craftsmen. Our discretion ensures that properties are always safeguarded and returns are maximised under our management.

Our Lettings Manager’s advice for applicants

Pricing varies according to building type, micro location – particularly for mews houses, square footage, and aspect; any roof terraces or outdoor space will always command a premium rental value when it comes to a mews property.

We’ve experienced a spike in the number of applicants registering, largely triggered by the introduction of the Renters’ Right Act 2026 legislation. The new changes to the law mean tenants aren’t tied into a fixed term and have greater flexibility to move, consequently applicants are registering to look “opportunistically”.

During this time of the year, particularly given the heatwaves we’re experiencing, outdoor space is more of a priority. For the majority of applicants, it’s a high quality of finish that is the most important driver and it’s the well-presented rental properties that are still going quickly.

Our advice to applicants is to be flexible on viewing times. We encourage all prospective tenants to view at once, if possible; that way, if competing offers come in, they are in a stronger position having seen the property. As landlords are unable to accept an offer over the asking price for Housing Act tenancies, it is now more of a first come, first served situation. A delay can mean people lose a property they set their heart on.’

Oliver Cooper, Lettings Manager at Lurot Brand.
