What We Do for Landlords

Finding the Right Tenant

We start by making sure your property is presented well and gets in front of the right people. That means handling everything from listings to viewings and managing all the enquiries and negotiations that follow.

Once we receive an offer that you’re happy to proceed with, we take a one-week reservation fee to hold the property and get the formal process moving.

Choosing the right level of service

We offer three main options, and the right one depends entirely on how involved you want to be.

Letting Services

This is the middle ground. You stay in control of the property itself, but we handle the financial side and the ongoing compliance. That means collecting and remitting rent, chasing arrears if they arise, providing tenants with clear payment methods, and running mid-tenancy Right to Rent checks. We also take care of rent reviews – preparing and serving a Section 13 notice (Form 4A) with comparable market evidence when the time comes – and we’ll guide you through the notice process when a tenancy needs to end. (Notices are served by an independent solicitor under a separate agreement.)

This service suits landlords who like to be hands-on with their property but don’t want the admin headache.

Fully Managed

This includes everything in the Letting Services package, plus we take care of the day-to-day running of the property. We carry out regular inspections and report back to you, coordinate maintenance and repairs through our approved contractors, hold keys throughout the tenancy, and liaise with utility providers when tenants move in and out. If the property falls within a selective licensing scheme, we manage the application process, including any council visits and remedial works (material and contractor costs are charged separately).

This is the option for landlords who want to be completely hands-off — whether that’s because you’re based overseas, you have a portfolio to manage, or you simply don’t fancy the workload.

Short Lets (under 6 months)

The services we offer for short-term tenancies include collecting and remitting rent, chasing any non-payments, and handling the pre-tenancy financial arrangements.

Additional fees and charges

There are various standard and sundry charges for both ‘Letting Services’ and ‘Full Management’ contracts. A complete table of fees is available here, and we’re always happy to talk through what’s applicable to your specific situation.

What Tenants Can Expect

We try to make the process as clear and straightforward as possible for renters. Here’s how it typically goes:

  1. Viewing – You contact our team to arrange a viewing of the property, where you can see it in person and ask any questions you may have.
  2. Making an offer – If you’d like to go ahead, you submit an offer through us and we liaise with the landlord.
  3. Offer accepted – If your offer is accepted by the landlord, you pay a one-week reservation fee to hold the property while the checks are completed.
  4. Referencing – We run the necessary checks, including financial verification and Right to Rent.
  5. Tenancy agreement – We prepare the agreement, go through the terms with you, and get everything signed.
  6. Pre-move payments – Once the tenancy agreement is signed, you pay the security deposit and the first month’s rent before move-in.
  7. Move-in – We complete a full inventory and check-in on the day, hand over the keys, and the tenancy begins.
