Buying, Selling And Paperwork

I can’t quite believe that we are already a quarter through 2012. It’s been a busy three months and time has really flown by.

Currently, the number of properties we have Under Offer (waiting to exchange) is at an all time high, but what all parties are finding very frustrating is the time it is taking to finalise all the paperwork.

There are numerous reasons for this but it would seem that universally everything is having to be double checked, and then checked again just for good measure. Banks, lenders, councils and solicitors are all being very cautious, but can over cautious be TOO cautious, and can this have a negative effect on a purchase/sale?

The answer is – yes!

Stifingly Cautious

CloseBuying and selling property is an emotional process – not something that one does everyday. Whilst we all wish for the process to be simple and carefree, the reality can be very different. Add to the equation a competitive market with demand heavily outweighing supply and things can become quite tricky.

Both buyers and sellers need to be able to make quick decisions, but also instruct those behind the scenes to have the same attitude. The most important are the solicitors and at Lurot Brand we have selected a small number of London-based solicitors, with whom we have worked on numerous occasions and whom we ourselves would instruct if and when we were buying/selling. We will happily share these recommendations with you on request. A good solicitor is often the defining factor between a successful transaction and an unsuccessful transaction.

Being constantly out and about, visiting properties, sometimes a property goes under offer before any marketing has really taken place. It’s therefore very important that we know what your requirements are, and if there are any changes. We are then in a position to keep you updated with anything new as quickly as possible, ensuring you don’t miss out.
